📦 Inventory Is Rising Across Most Areas

Jackson County saw a 22.2% increase in active listings compared to this time last year. Notable surges include:

  • Gold Hill & Rogue River: +128.6%
  • Shady Cove: +44.4%
  • Medford (97501): +26.3%
  • Jacksonville: +27.3%
  • Rural Properties: +25%

📌 What this means: More options are available, which may lead to more competitive pricing — especially in areas with large inventory jumps. Sellers should focus on standout presentation.


📊 Existing Home Prices: Mixed But Mostly Stable

From February through April 2025, prices in most areas held steady or increased slightly:

  • County-wide median for existing homes: $408,000
  • Ashland rose to $551,000, despite a slowing in the rate of appreciation.
  • Central Point, White City, and Medford (97501) all saw modest price increases.
  • Eagle Point experienced a large median price jump to $490,000 (+15.3% YoY).
  • Phoenix and Shady Cove had fewer sales and more volatile pricing swings.

🏗️ New Construction Is Shifting

  • Total new construction sales dropped from 88 to 74 homes sold compared to last year.
  • Prices dipped slightly to a county-wide median of $422,427.
  • Notable jumps:
    • Eagle Point‘s new builds surged to a median of $601,970.
    • Medford (97504) prices dropped to $465,248, down from $567,000.

🌳 Rural Properties: Big Land, Big Changes

  • Over 10 acres: Median price rose sharply to $749,000 (+13.5% YoY)
  • Under 5 acres: Slight dip in price, but still strong demand
  • 5–10 acres: Median price fell, suggesting a pricing correction or fewer high-end sales

📌 What this means: Large acreage is in demand, especially for those relocating from urban areas. Sellers with 10+ acre parcels are in a good position.


🏘️ In-Park Mobile Homes: Affordability Under Pressure

  • Median price overall: $100,000, unchanged from 2023
  • Sales volume dipped slightly
  • Single-wides dropped in price to $46,999

📌 What this means: This market remains one of the most affordable ways into homeownership, though buyers should carefully weigh condition and park fees.


Days on Market Are Creeping Up

  • County-wide median days on market for existing homes rose slightly from 21 to 23 days
  • Some areas, like Shady Cove, saw extended time on market — over 100 days for new homes
